• Failing to consider prepayment risk. It’s tempting to see a yield on a mortgage-backed security and forget about the possibility that it might vanish if borrowers prepay. Make sure you have the tools and analytics to estimate prepayment speeds.
• Treating all MBS the same. RMBS and CMBS differ in the underlying collateral essentials, call protection, and default dynamics. If you lump them all together, you might end up with a mismatch between your risk tolerance and the actual risk profile of your portfolio.
• Overlooking property market fundamentals for CMBS. If you’re analyzing a commercial MBS, you can’t just rely on broad statements about the real estate market. It’s crucial to actually look at the property type (multifamily, office, retail, etc.), location, and the local economy.
